We know John from our neighborhood and selected him as our agent to sell our house based on word of mouth reviews. And am I glad we did. John is extremely knowledgeable about the area in general, specific homes on the market or coming on on the market (very important to be the “first in line”), other agents, the process, the strategies, etc. He is also very patient. On the selling side, we initially priced our home above John’s recommendation and he did not object. When we quickly sold our home in 2010 it was at almost the exact price John predicted. He was very diligent and thorough in selling our home in a down market. We were under contract in 3 months and sold in about 5 months while some homes listed at the same time as ours are still sitting on the market.
John is also very patient on the buying side. We had a very specific price range and limited geographical area (our kids’ school district) and John was excellent at finding homes we were interested in, many before they officially hit the market, one of the most valuable services John can provide. We must have looked at over 50 homes, put contracts on 10-15, including one foreclosure (a nightmare). John has great judgement when it comes to predicting a realistic and fair sale price and negotiating to get that price. We are very happy with the house we bought, and the price we paid.
John also has lots of contractor contacts that can get the job done quickly in a pinch, but also at fair prices. We have used a few of his contacts and been very satisfied.
